Self-Storage Facilities Policies & Procedures

 

  • Your MONTHLY fee is due on the first (1st) of each month.

  • We will only send you a bill by email or by text msg.  Please mail your payment, bring it into the office or pay online. A payment slot has been provided in the door at the payment office for after hour convenience.

  • We do not accept American Express or PayPal for monthly payments. Please have a check or money order made out Only to “Johnson & Wellons Investments” and noting your complete unit number. DO NOT WRITE IT OUT TO THE PROPERTY OR IT WILL BE RETURNED. 

  • A Late fee of $10 will be charged if not paid by close of business on the 5th(by 4 pm in-person or before midnight online). If we have not received your payment by the 15th of the month, your unit access will be locked with an additional $10 Fee. However, when the FULL AMOUNT OWED is paid, it may take up to 2 business days before access is unlocked.

  • If your payment is not received by the 30th of the month, the Pre-lien process may begin. This may include fees up to $250 up until the completion of the Auction.

  • A partial payment will not stop fees or official procedures.  Any agreement between tenant and management to extend payment dates or defer the sale of goods must be agreed to by both management and tenant and will be binding.

  • A $30 fee is automatically charged for all returned checks or disputed Credit and ACH, as well as any missing late fees.  Any future payments will not be allowed by Checks.

  • We do not assume any liability for the goods you are storing. You are storing at your own risk. INSURANCE STRONGLY SUGGESTED!

  • Do not use the rental unit for anything but DEAD STORAGE. Do not store any flammable, explosive, or illicit materials. The unit is to be used for storage only.

  • The storage unit must be vacated on or before the last day of the month for which rent has been paid and all terms and conditions of this agreement are met by the tenant.

  • The storage unit must be broom cleaned, emptied, door left open and in good condition - subject only to wear and tear - and ready to re-rent.  After completion of vacating please call the office to let us know this has been done so we can complete finalization.  If you fail to clean the unit as stated there will be a cleaning fee of up to $200 added to your account.

  • The tenant’s lock must be removed upon termination of occupancy. Failure to remove your lock will result in you being charged the next month’s rental and late fees.  

  • We do not prorate when you vacate a unit. If your unit is not vacant on the first (1st) day of the month, a full month’s rent is due. There are no exceptions!

  • Please keep us updated on any address changes and/or phone number changes. Until we are notified in writing with your signature, the only valid address and telephone numbers are present on the lease.

  • Please leave aisles clear and do not block another tenant’s door.

  • Delivery drivers are to be met promptly and are not to block the front driveway.

  • You will have 24-hour access to your unit.

  • After hours Emergency number (843)215-3500. Our phones are forwarded to the Manager’s Cell if no answer please leave a message. Weeknights after 4 pm and ALL Weekend Staff will respond to Emergency Voicemails and Emails ONLY!                                                                                                                                                                                 

  • NO VEHICLES ARE TO BE LEFT UNATTENDED ON PREMISES. THIS WILL RESULT IN YOUR VEHICLE BEING TOWED AT YOUR EXPENSE. NO EXCEPTIONS WILL BE MADE TO THIS POLICY!!

  • We will strictly enforce all policies and procedures in our lease.  We do not make exceptions!

  • We do not assume liability for the items parked.  You are Parking at your own risk. THAT’S WHY INSURANCE IS STRONGLY SUGGESTED.

  • Do not store any flammable, explosive, or illicit items. Space is to be used for the approved item only.

  • The Storage Space must be vacated on or before the last day of the month for which rent has been paid and all terms and conditions of this agreement are met by the tenant.

  • The Storage Space is for the APPROVED ITEM ONLY. Only ONE ITEM per space, unless Approved by Management or Landlord.  No other items will be kept in marked space, i.e. Tarps, Covers, any loose items, etc. 

  • Tenants must secure items at all times.  

  • You will have 24-hour access to your space.  Your Gate access code is always available through your online account. 

  • We do not prorate when you vacate a space.  If your Space is not vacant on the first (1st) day of the month, a full month’s rent is due.  There are no exceptions!

  • All Unapproved Items will be towed/removed at Owners Expense.

  • NO VEHICLES ARE TO BE LEFT UNATTENDED ON PREMISES. THIS WILL RESULT IN  YOUR PROPERTY BEING TOWED AT YOUR EXPENSE. NO EXCEPTIONS WILL BE MADE TO THIS POLICY!!

  • Do not follow someone through the gate. The gate may close on you.
